Does being close to the harbour make termites more likely?
Moisture is what matters, and harbourside Mosman has plenty of it. Shaded sandstone slopes, poorly ventilated subfloors, leaking hot water overflows, garden beds built up against walls and irrigation near the footings all keep timber damp enough for subterranean termites to work in. Mature trees, stumps and old retaining sleepers give colonies somewhere to nest within foraging distance of the house.
